DESCRIPTION AND IMPROVEMENTS:

Located at the entrance is a 1,500 (+) square foot, 3 bedroom 2 bath, brick home. The roof, windows and carpeting were all replaced in 2010, with some remodeling done as well. There are numerous trees in the yard and scattered throughout the headquarters area.

Adjacent to the home is a beautiful 3 acre lake, stocked with Bass and Perch, with a fishing pier, diving board and huge oak tree located on the high bank of the lake. The ranch has an electric powered irrigation well that produces approx 900 gpm. The well is connected to an underground irrigation system providing water to the pond, as well as irrigation water for the ranch.

The underground irrigation system was installed in 2005 with approx 3,900 feet of 50 PSI, 12′ PVC pipe. There are numerous risers (alfalfa valves) positioned throughout the property, supplying water to every field and pasture.

A 750 square foot barn (shop) with a 1,120 square foot lean to is located a short walk from the house and lake. The barn has a concrete floor and electricity. This facility could easily be converted into a horse barn if a new owner so chooses.

A fairly new set of pipe cattle pens are located at the headquarters area, just south of the barn.

The property is completely fenced and cross fenced into 5 pastures. All pastures have been precision bench leveled, with the exception of 22 acres on the very southern portion of the ranch. The pastures are improved with approx 100 acres of Jiggs Bermuda grass and 180 acres in Tifton Bermuda.

Two domestic water wells supply water to the home, barn and 4 water troughs for livestock.

Located on the western side of the property is a 15 acre duck pond. Water is supplied to the pond by the irrigation well and natural drainage of the ranch.

Highest and Best Use: This property is currently a excellent irrigated hay farm and cattle ranch. with the improved grasses, irrigation and cross fencing that is in place, this ranch would be ideal for intensive cattle grazing.

The extensive land leveling and underground irrigation system, allows this property to be utilized as an irrigated farm as well.

The ranch can also be an excellent horse ranch. The barn could easily be converted into a horse barn. There are prime locations for an arena to be located and plenty of pastures for cutting and roping cattle or a horse breeding operation.

USDA/FSA Information: The property is operated out of the Wharton County USDA/FSA office under farm number 1339. It has 269.2 acres of cropland, 90.3 acres of Rice Base, 128.6 acres of Grain Sorghum base, 33.44 acres of cotton base, 5.2 acres of corn base and 8.36 acres of unassigned generic base, total being 265.9 acres of base. COMMENTS:

This is an extremely nice property, well improved and conveniently located. It is a short drive and easily accessible from Houston. The ranch has a lot of diversity for a new owner. As previously mentioned, with the land leveling that has been completed and the irrigation system servicing the majority of the property, this property can be utilized as a hay farm, intensively grazed cattle operation or converted back into a farming operation. This ranch could also be a horseman’s dream place. In addition, there is a brick home and a pretty fishing and swimming pond. With the amount of improvements this ranch has, this investment would come with a significant amount of depreciable assets.
