LOCATION: 

This property is located on CR 361.  1.3 miles west of FM 1160.  7.5 miles north of Louise & Hwy 59.  8 miles west of El Campo.

DESCRIPTION AND IMPROVEMENTS:

Rectangular in shape with ¼ mile of frontage on CR 361.  The property has approximately 25 acres of oak timber with the balance being farmland or native pasture.  Being a partition of a larger tract, the property is fenced on three sides, with the fence being new to good condition. COMMENTS:

The majority of the soils are Bernard Edna Complex and some Edna Fine Sandy Loam. The property does not appear to be located in any flood hazard zone, but a potential buyer needs to make that determination from his own research. This tract is conveniently located with good county road access, is excellent pasture, or can easily be converted back into agricultural production.
