This farm, ranch and recreational property is located in south central Wharton County, approximately 18 miles southwest of the town of Wharton and 11 miles southeast of the town of El Campo. Hence, access from Houston, Texas is less than an hour and fifteen minutes. The ranch has excellent access via Farm to Market and County maintained roads.

DESCRIPTION AND IMPROVEMENTS:

This tract is a portion of the much larger Blue Creek Ranch, which is well known for it fabulous duck and goose hunting. A listing of the improvements and their estimated value is attached to this report. Water well, housing , barns, underground irrigation system, water recovery system and bass lakes are among the improvements on this property. Access is excellent, as this tract fronts on Farm to Market 1162 on two sides as well as county road access on the remaining sides.

Duck & Goose Hunting:

Blue Creek Ranch is well known for its fabulous waterfowl hunting. Located in a major flyway, coupled with the superb planing and development of the ranch, the waterfowl hunting on this ranch is excellent. The water sources located on the ranch allows crop stubble fields and fallow areas. In addition to creating excellent hunting opportunities, the rice fields create a good habitat and food source for the ducks and geese.

The owner reports there are duck ponds and shooting areas on the ranch. Located within the ponds are pit blinds and stand up blinds, each accommodating 4 to 5 hunters. Ponds have been designed to allow easy access to and from the blinds. The irrigation well and 2 re-lift pumps have the ability to supply water to all of these areas, mostly through an underground water transportation system. Many of the ponds were professionally designed and engineered by the Texas Prairie Wetlands organization. All ponds and hunting areas have water control structures to regulate water depth.

Because this ranch is located in a well known fly way, many of the surrounding landowners also maintain water and habitat for the waterfowl. The vast (20,000 + acres) Pierce Ranch located immediately to the north of Blue Creek Ranch is one such landowner. Consequently , there is no shortage of food and water, and ducks and geese are plentiful.

Water & Irrigation:

The ranch has 1 irrigation well and two water recovery re-lift installations. The well and re-lifts are connected to a PVC underground  water distribution system which distributes water throughout the entire farm. The well and one re-lift are equipped with pumps, engines and fuel tanks. The other re-lift is fully equipped except for an engine. Additionally, there are several domestic water wells which supply water to the bass lakes, house, barn and livestock watering areas

Fishing Lakes:

There is a fishing lake which has been professionally managed for many years. The lake is stocked with Florida hybrid bass, Blue Gill and Tilapia. Water level in the lake can be maintained by the irrigation well or the re-lifts, thru the underground water distribution system. In addition, a new 4″ well is located next to the lake also serves as a water source for the lakes.  Several fishing piers are in place for those that don’t wish to fish from a boat.

Housing:

There is a modest but adequate home located on the southern side of the property. It is currently being used as employee housing.

Barns, Shop & Sheds:

There are numerous barns and shed on the property, as shown and described in the attached list of improvements and replacement values.

There is a metallic barn that serves as a shop and storage shed, two pole barns, cattle shed and two other sheds.

AGRICULTURAL USE:

Rice, Corn, Soybeans and Grain Sorghum have historically been farmed on this property. The farm is operated out of the Wharton County, U.S.D.A. I F.S.A. office under farm number 6756. This farm is combined with other prope1iies of the current owner. Therefore, upon sale, this farm number shall be reconstituted and the following base (approximately) shall be assigned to this property.

Grain Sorghum = 316.0 acres

Rice                     = 433.7 acres

Corn                    = 92.6 acres

Wheat                 = 135.0 acres

There has been extensive land leveling done on most of this farm. The irrigation well and water distribution system afford reliable irrigation for the rice and other irrigated crops.
