DESCRIPTION AND IMPROVEMENTS:

This ranch is located 11 miles south of Ganado, Texas, 11 miles southeast of Edna, Texas, and 3 miles northwest of La Ward, Texas.

Travel from Highway 59 at Ganado, Texas south onto State Highway 172 for approximately 11.5 miles to Farm to Market 3131.  Turn right onto F.M. 3131 and continue for 2.6 miles to County Road 436 (W. Ward Ranch Rd.).  Turn left onto C.R. 436 (W. Ward Ranch Rd.) where on the right hand side will be the northeast corner of the property.  Continue .75 miles on C.R. 436 to the property entrance.

Travel from Highway 59 at Edna, Texas south onto State Highway 111 for 11 miles to State Highway 172.  Turn right onto S.H. 172 and continue for 4.4 miles to Farm to Market 3131.  Turn right onto F.M. 3131 and continue for 2.6 miles to county Road 436 (W. Ward Ranch Rd.)  Turn left onto C.R. 436 (W. Ward Ranch Rd.) where on the right hand side will be the northeast corner of the property.  Continue .75 miles on C.R. 436 to the property entrance.

WATER:

Water is supplied on the ranch by a domestic water well.  The well is powered by electricity and piped to a water trough and a pond.

IMPROVEMENTS:

The ranch has domestic water well, electricity, a barn, set of pens, perimeter fencing, and a cross fence separating the property into two pastures.  In addition, the pastures have been maintained with chemical applications and shredding, in order to control noxious weeds, brush and improve the grass.

SOILS:

The ranch is primarily composed of Dacosto – Laewest (Loamy – Clay) soil with smaller portions composed of Texana – Cieno (Loamy) soil.

AGRICULTURAL USE:

The property is currently used for cattle grazing.  The grass being bahia grass and some common bermuda. There are approximately 23 acres of heavy brush including macartney rose which is left as a wildlife refuge.  The property does have base acreage for corn and grain sorghum and is operated by the Jackson County Farm Service Agency in Edna, Texas.  The assigned acres for corn are 59.5 and 54.2 for grain sorghum.  Although the property has assigned base acreage, it is ineligible for the PLC payment due to the lack of certified acreage over the last 5 years.

COMMENTS:

This is a very nice property ready for ranching.  The cross fence and part of the perimeter fence totaling approximately 2.8 miles have recently been reconstructed with net wire. The remainder of the perimeter fence, approximately 2.1 miles is in need or repair or replacement.  There is also seasonal dove hunting on the ranch as well as a population of quail and deer.
