DESCRIPTION AND IMPROVEMENTS:

Good duck hunting, irrigation wells, duck ponds, cattle pens, domestic well, farm ground is precision leveled.  Approx. 15 miles NW of Edna, TX & 15 miles NE of Victoria.

 

AGRICULTURAL USE:

The B’MANN farm and ranch was originally a part of the historic Robinson Ranch.  This portion has historically and currently been utilized for rice farming and ranching.  There are 1,700 to 1,900 acres of this farm that are certified as organic.  Currently for the farming year 2018 there are 600 acres planted in organic rice and 400 acres have been planted in commercial medium grain rice.

This property is operated out of the Jackson County USDA/FSA office under farm #3336.  There are 800 acres of rice base assigned to this farm.  The farm has 2,044.76 acres of historical crop land.

This ranch is located adjacent to mostly large farm and ranch holdings on all sides.  The adjoining ranches and the area in general, are well known for fabulous water fowl hunting.  There is one, 38 acre, Ducks Unlimited duck pond currently located on the ranch with unlimited possibilities for more.

WATER:  There are 2 domestic water wells located on the ranch along with 3 irrigation wells.  Two of the irrigation wells are located on the farm, the other well is on the adjacent property and is leased by the B’MANN farms.  One of the owned wells was drilled new in 2013.

IMPROVEMENTS:  In addition to the two, owned, irrigation wells, there is a functional set of cattle pens located on the southern end of the property.  One of the domestic water wells is located at the cattle pens and there is electricity to this area of the ranch.  The additional domestic well is located in the center of the ranch and this well is an electric well also.

Located on the west side of the property is the new well, while the other is located at the northeast entrance to the property.

There is typical barbed wire fencing on the ranch along with cross fencing which allows for crop and cattle rotation.

SOILS:  The property is composed of Nada-Cieno complex.

COMMENTS:

Properties of this size are seldom available.  This is a good rice farm and ranch, and is located in an excellent waterfowl flyway.  With the existing water resources, this farm and ranch can easily and inexpensively be further developed into a superior duck and goose hunting property.

DRIVING DIRECTIONS:  This farm and ranch is located approximately 14 miles northwest of Edna and approximately 22 miles east of Victoria, Texas.

Take FM 822 going north out of Edna, Texas.  Travel about 9.5 miles to CR 127(Robinson Road)and turn left.  Follow Robinson Road for 4.7 miles.  Property will be on the left.

From Victoria, go east on Salem Rd. for 10 miles to FM 444.  Turn left onto 444 and proceed 4.5 miles to J2 Ranch Road and turn right.  Follow J2 Ranch Rd for 4.6 miles to CR 127 (Robinson Road), stay right and proceed 1.2 miles to the ranch.
