Location: This highly improved ranch is conveniently located just 1 mile east of highway 60, between Wharton and Bay City, Texas. From Highway 59 and the city of Wharton take Highway 60 south for approx. 9.5 miles to County Road 118, which is located a short distance past the community of Lane City. Take a left (east) on County Toad 118 for .7 miles to the property entrance on the right.

DESCRIPTION AND IMPROVEMENTS:
Located at the entrance is a 1,500 (+) square foot, 3 bedroom 2 bath, brick home. The roof, windows and carpeting were all replaced in 2010, with some remodeling done as well. There are numerous trees in the yard and scattered throughout the headquarters area.
Adjacent to the home is a beautiful 3 acre lake, stocked with Bass and Perch, with a fishing pier, diving board and huge oak tree located on the high bank of the lake. Soils: The soils on the ranch are predominately of the Edna Fine Sandy Loam, with a portion of the property being Bernard – Edna complex.

This is an extremely nice property, well improved and conveniently located. It is a short drive and easily accessible from Houston. The ranch has a lot of diversity for a new owner. As previously mentioned, with the land leveling that has been completed and the irrigation system servicing the majority of the property, this property can be utilized as a hay farm, intensively grazed cattle operation or converted back into a farming operation.
